Architecture and Engineering Coordination

Most projects need more than one design professional. We coordinate the architect and engineers so their drawings agree with each other and with how the work will actually be built.

Service scope

What's included

Every project and service request starts with a written scope, so you know what is included before work begins.

  • Scope definition for each design discipline
  • Coordination of architectural, structural, civil and MEP drawings
  • Clash and conflict review before permit
  • Permit submittal support and reviewer responses
  • Requests for information during construction
  • As-built documentation at closeout

A clear line on professional responsibility

Architects and engineers carry professional responsibility for their designs, and sealed documents come from the licensed professional for each discipline. Our role is to make sure the right professionals are engaged, the scope of each is defined and nothing falls between them.

Resolve conflicts on paper, not in the field

Ducts that hit beams, plumbing that runs through a shear wall, a light fixture under a sprinkler head. These are cheap to fix on drawings and expensive to fix after framing. We review the combined set before it goes out for permit.

Keep the design moving during construction

Questions always come up once work begins. We route them to the right designer, track answers and keep the field crew building from the current information.

Local knowledge

Denver-area permit submittals

Each metro jurisdiction has its own submittal checklists and review cycles, and commercial projects in Denver often route through several review groups at once. Organized, coordinated drawings move through review with fewer rounds of comments.

Process

How design work runs

  1. Discovery

We walk the property, learn your goals and gather drawings and records.

  2. Plan and price

We define the scope, test it against a budget and outline the schedule.

  3. Coordinate design

Designers, engineers and builders resolve the details together.

  4. Permit and prepare

Submittals, approvals and ordering long-lead items.

  5. Build and hand over

Construction, inspections and the documents you need afterward.

Questions

Questions and answers

Do you employ the architects and engineers?

Design services are provided by appropriately licensed professionals engaged for the project. We coordinate their work as part of one team.

Can you work with an architect we already hired?

Yes. We can join an existing design team to provide builder input and coordination.

Is permit approval guaranteed?

No. We prepare complete submittals and respond quickly to comments, which is the best way to keep review time down.

What kinds of engineering do projects need?

Commonly structural, civil and mechanical, electrical and plumbing engineering, depending on the scope and the building.
