Maintain

If you manage apartments, an HOA or commercial buildings, you know the vendor list: an electrician, a roofer, a handyman, a cleaning crew, someone for snow. FYCON covers those under one account, with a photo report on every work order.

Facility services

Repairs and work orders, unit turnovers and punch lists, exterior and site repairs, and capital lists your owners or board can budget for.

Electrical service

Tripping breakers, parking-lot and corridor lighting, GFCIs, code corrections and preventive checks.

Roof maintenance

Spring and fall inspections, leak repair, and an estimate of remaining roof life in every report.

Cleaning services

Scheduled cleaning for common areas and commercial spaces, turnover cleans, and post-construction cleanup.

Mechanical & plumbing service

HVAC service and preventive maintenance, plumbing repairs, and recurring MEP programs.

Property care program

Scheduled visits, priority response and set rates for properties that want one accountable partner.

Multi-site services

One contact and consistent pricing across properties, with reporting by property.

Landscape maintenance

Seasonal landscape care for commercial properties and communities.

Snow & ice

Plowing, shoveling and de-icing in season, on a plan or on call.

How an account starts

First visit to first work order.

  1. Site visit

A walk of the roof, electrical, exterior and safety items.

  2. Written report

Photos, a ranked repair list and budget ranges.

  3. Vendor setup

Insurance certificate, W-9, licenses and rates for your files.

  4. Work under your limit

You set a not-to-exceed amount; anything above it waits for your approval.

  5. Ongoing care

Optional scheduled visits and priority response.

On every work order

  • Fast acknowledgment of every request
  • Before-and-after photos
  • Notes on anything else we saw while on site
  • An invoice that matches what you approved
Do we have to replace our current vendors?

No. Many managers start us on overflow, or on jobs their current vendors can't get to quickly.

What's a not-to-exceed limit?

A dollar cap per work order that you set. Above it, we stop and get approval first.

Do you take after-hours calls?

Yes. Urgent problems go to our 24/7 emergency response. Routine work is scheduled during business hours.

Which areas do you serve?

The Denver metro area. If your property is farther out, ask and we'll tell you straight whether we can cover it.

Property manager or HOA?

One call. One crew. Documented.
